Northern Arc Allocation Planning Application

Burgess Hill - Revised Design Guide

Design Guide

The Design Guide is a key document that forms part of the Outline Planning Application for the Northern Arc. It sets out the key urban design and place-making principles that will be required in each phase of development. The Design Guide includes guidance on housing layout to ensure that new homes and neighbourhoods are attractive, safe and easy to find your way around. All developers that come on board to build houses at the Northern Arc will have to adhere to this document.

Density Parameter Plan

The density of housing is measured in dwellings per hectare (dph). High-density housing has more homes per hectare. Lower density homes are more spread out and have fewer homes in the same amount of space. The Density Parameter Plan shows that the Northern Arc is comprised of four density categories: low, medium, high and higher. These density categories are apportioned sensitively throughout the development, responding to the context of each character area and landscape.

Green Infrastructure Parameter Plan

The Green Infrastructure Parameter Plan is a useful document if you’re interested in the different kinds of natural space that the Northern Arc will create and preserve. The masterplan has been designed to retain where possible existing mature trees and the Green Infrastructure Parameter Plan identifies mature trees and woodland to be retained across the site, as well as showing parks, outdoor sport pitches and other natural green space.

Arboricultural Impact Assessment

The Arboricultural Impact Assessment was prepared as part of the Outline Planning Application and looks at the impact of the Northern Arc on existing trees at the site, identifying mature and ancient woodland and assessing other trees. It’s a report document that relays the results of field work and surveys undertaken on site. The impact of the Northern Arc development on trees will continue to be considered for subsequent planning and reserved matters applications.

You can also find these five documents and more on Mid Sussex District Council’s planning portal (application reference DM/18/5114):

Land Use Parameter Plan

The Land Use Parameter Plan sets out the areas of the Northern Arc that will be developed for different purposes. The Northern Arc is a residential development but will deliver all the required social infrastructure to build a thriving community. On the Land Use Parameter Plan you’ll be able to see which areas will be residential housing, employment areas, retail and community spaces, sports facilities and schools.
