Major step forward for Brookleigh as Hill and Bellway sign on for new phases

Brookleigh has reached another major milestone.

Master developer Homes England has signed building leases with housebuilders The Hill Group and Bellway to deliver the latest phases of the development in Burgess Hill.

Phase 1c – being delivered by award-winning housebuilder Hill - will provide 270 homes, along with a 60-bed extra care facility and affordable accommodation for older residents, to meet local housing need.

At the heart of the plans will be a new neighbourhood centre with shops and retail opportunities, a dedicated community centre, an adaptable public space to host pop-up events, cycleways, footpaths and greenways, including the next part of the Green Circle, along with the Eastern Park, complete with a multi-use games area.

Mansion Gardens – being built by Bellway on the site of the former Woodfield House - will provide 30 homes, 30% of which will be affordable housing. This is in addition to the 247 homes under construction by Bellway at Fallow Wood View to the south of Woodfield House, adding to the existing neighbourhood being created.

Graham Hyslop, Director of Projects (Large Sites) at Homes England, said: "Signing the building leases for the two latest phases of the Brookleigh masterplan is a major milestone for the team, and we're looking forward to both The Hill Group and Bellway starting on site in due course."

It is anticipated that Hill and Bellway will begin on site in 2026.
